In the spring of 2015, we discovered a lot of demand for fully equipped (all-in) homes. Since then, we have mediated accommodations on behalf of various owners and taken care of the management.

Service is our top priority. Our colleagues are on hand to make your stay as easy as possible. We aim to welcome you, take over your worries and make you feel at home.

Short stay is a concept that has no fixed meaning. The following applies to us: you can rent from us for as little as one month. On average, people rent from us for more than six months.

Our properties are based on all-in rental with flexible rental periods. For this, they are modernly furnished and upholstered, and the rent includes all utilities, television, and the internet as standard. Furthermore, they are equipped with a dishwasher and washing machine, dryer, TV, kitchen inventory, beds, and linen. In addition, we can offer you a weekly cleaning (including fresh bed linen and towels) as a service.

To offer you as a tenant as much service as possible. You will receive a fully furnished and upholstered home. Furthermore, you do not have to conclude contracts for energy, internet and television. Everything is arranged for you.

The minimum rental period is one month.

After there has been mutual contact and a certain degree of trust has been built up, we will send you the rental agreement and the general terms and conditions by e-mail. You can then read these through and if agreed upon, sign the agreement and return it to us by e-mail.

You can generally register with the municipality of Tilburg. Please note: after the end of the rental period you must show proof of deregistration. The deposit will then be returned, provided that the property has been left clean and free of damage.

We ask you to pay a deposit in advance. The amount of the deposit depends on the rental period and the property in which you are staying. If you have left the property on departure as you had received it on arrival, damage-free and clean, we will return the deposit within two weeks of your departure.

Payment is generally made by bank transfer. We also accept payment with the following credit cards: Master Card, Visa, and American Express.

In exceptional cases you can, upon consultation with us, pay on arrival. This can be done by debit card, PayPal or credit card.

You will receive an invoice every month from Stichting Swan Cliëntengelden (Swan Client-funds Foundation), which collects the rent on behalf of all interested parties.

Because of our range of flexible rental periods, no price can be determined in advance. Please contact us for this.

In general terms, the following applies to taxes and levies: owners are billed for owner levies (such as the property tax/OZB) and users (tenants) for user levies, such as the waste levy.

A tenant pays municipal taxes if he or she is registered as a resident in the Municipal Personal Records Database (GBA).

Local taxes are not included in the 'all-in' price because a resident of the municipality of Tilburg has to pay this tax and will be personally taxed for this.

If you do not register as a resident, the owner is obliged to charge you the tourist tax.

We would like to hear from you when you arrive at the location. We will then be on site for a personal welcome, explanation of the facilities, information about the area, house rules and transfer of the key to your new home.

Some homeowners allow this, but unfortunately, most don't. Please include a special request for pets with your request.

If you have expressed an interest in renting a property through us, we will ask you to fill in a form with personal information such as your name, e-mail address and telephone number. We only use this information to send you an offer or a rental agreement.

Personal information is removed from our system when no rental agreement is concluded or when a rental agreement is terminated. We now comply with the requirements of the Personal Data Protection Act.
